You’ve probably been told that a high list price gives you room to negotiate. On the Mississippi Gulf Coast, it usually works against you, and the reasons are worth understanding before your home ever hits the market.

A high price hides you from the right buyers. When you overprice, the buyers who could actually afford your home never lay eyes on it, because it’s sitting just above the cutoff on their search. The buyers who do see it are shopping at that inflated range, and when they walk through, they’re measuring your home against nicer ones at the same price. They leave, and the listing keeps sitting.

Time on the market works against you. The longer a home lingers, the more buyers assume something must be wrong with it. At that point, you’re cutting the price and chasing the market down instead of setting it, and every reduction hands buyers a little more leverage.

The first two weeks decide the outcome. A home priced right from day one pulls more traffic, more offers, and often sells above the one that started high and dropped. Those opening weeks are your peak visibility, when new buyers are actively watching for listings like yours. Price it to sell, not to sit, and you protect the number that matters most, the one at closing.
